Project Summary
Works have been carried out by Kelbuild Ltd over three separate Phases for TULSA Child & Family Agency. We initially commenced in 2019 with preliminary works which involved a complete renovation of the roof of the North Wing. This involved specialist subcontractors contracted to remove all asbestos based materials & do a full relaying of the roof using high quality slates to finish. A full restoration of all original cast iron down pipes & gutters was also carried out. Along with the roof works, 125 aluminium windows were replaced with new timber sash windows to restore the original features of the building. A number of existing windows were skilfully removed, restored & reinstalled to their original opes. Following on from these works, Kelbuild proceeded to Phase 1 of the works.
Phase 1 consisted of an extensive refurbishment of the existing northern wing of St. Fintan’s Hospital on both the ground and first floor. These works included the replacement of floor, wall and ceiling finishes, windows and external doors, internal doors, structural alterations, new internal partitions, and a full upgrade of the Mechanical and Electrical installations while maintaining all the original features of the building. Kelbuild also constructed a new extension of the existing building into the courtyard and the provision of a new boiler room. Enhancement works at the front entrance which included disabled access via ramps, new steps and a new entrance area were also carried out. And finally, a 52-space car park was produced within the existing campus in an existing green area to the front of the St. Fintan’s entrance.
Phase 2 of the works carried out on the first floor & ground floor. These works involved a full renovation of the front left wing of the building which consists of a full mechanical & electrical strip out and refit, high quality floor finishes, a new lift shaft installed along with a new state of the art Audiology Booth. External features such as new limestone paving was laid along the front entrance.
Phase 3, the final phase involved the internal renovation of a 2-storey fit-out of the TUSLA staff offices, which was an approx. area of 500 square meters which provided office and clinical accommodation for HSE and Tulsa. Also, staff facilities such as toilets and new fitted kitchen was installed.
The adjacent hospital remained live for the entirety of the project. To ensure the safety of the public, Kelbuild secured the site with safety fencing and posted signage on site to ensure members of the public did not enter the site.
Due to the nature of the phasing Kelbuild were tied to strict handover dates to allow for staff sufficient time to decant each phase and mobilize into the previous phase as works progressed
