Project Summary
Kelbuild Ltd was awarded the contract for the completion of conservation and restoration works to the protected structure of Belvedere House located within the Belvedere College Campus. The project ran for 12 months in total.
Kelbuild Ltd were the Main Contractors and PSCS for the project. As part of the project, Kelbuild worked with many specialists’ sub-contractors throughout this project.
The site, being a college campus, remained live throughout the course of the project. Due to the city centre location a strict traffic management plan was adhered to.
The works took place over four floors including the basement. While works also took place on the exterior of the building including the roof. Repair and replacement of windows was carried out by a specialist Contractor. Works also included the removal of all redundant cabling, cleaning, repair, and maintenance including repointing of existing stone, brickwork re-flashing works to front door and pediment.
All steel railing were also repaired & replaced. Extensive specialist repairs to all external cracks and painting of same was also completed along with the installation of granite paving.
Internally several works were also carried out to include the replacement of existing doors with fire rated doors. The ornate ceilings and cornices throughout were repaired where necessary and treatment of existing plasterwork including lath and plaster ceilings was completed. The ornate ceilings were then carefully hand painted in their original colours.
Structural strengthening and fire upgrade of existing timber flooring was carried out to maintain the buildings integrity and a completely new M&E fitout was carried out which also included new CCTV and comms infrastructure.
The existing cast iron fireplaces were restored, and a disabled access lift was installed. There was also full wall, floor and ceiling finishes and the installation of new glazed screens and partitions and a new kitchen area.
